The house

A traditional farmhouse on a working olive farm, set on a hillside looking out to the sea - two bedrooms, a wide veranda, and four hundred olive trees around it, with no neighbours in sight. Guests tend to describe The Olive Farm the same way: quiet, green, and far more beautiful than the photos suggest. Three kilometres down the road is the beach, and it runs unbroken for tens of kilometres. Back at the house, the day slows down on its own.

The veranda

Wide, covered, and west-facing, the veranda is where the day actually happens. Our guests consistently call it the room they live in - long breakfasts in the shade, the papers, a book, the light going gold in the late afternoon. One described it as “an additional room.” They are right.

High ceilings and thick walls keep the house cool without effort, and there is a constant gentle breeze up here on the hillside. The sitting room is where you retreat when the sun is at its height, or when the evening turns cool. The wood-burning stove takes the edge off the shoulder months.

The kitchen

A proper kitchen, equipped for real cooking: good pans, a full spice rack, and the kind of things you only find in a house that is actually lived in. Bread, olive oil, eggs from the farm, and a few basics are waiting in the fridge. There is a gas barbecue outside for the evenings you do not feel like going out.

Room to spread out, and a veranda you will not want to leave

Two bedrooms, a full bathroom, an open-plan living and dining room with a wood-burning stove, a properly equipped kitchen, and outdoors a covered veranda that runs the length of the house, a second patio with hammocks and sun loungers, and a lawn under the oldest tree on the farm.

The beach

The nearest access is three kilometres away. From the river Neda in the south to the river Alpheios in the north is more than 40 km of sand, and you can drive for half an hour and still be on the same beach. Guests reach for the same words every time: “gigantic”, “immense”, “miles of actual sand beaches with almost no-one on them”. You can find the occasional beach bar with umbrellas and loungers, but the rest is yours.

The area

Ancient Olympia is about half an hour away, and most guests make the trip. Closer to home there is a ruined acropolis a short walk from the house - extensive, and usually completely empty. The Neda gorge and waterfalls are half an hour by car, the tavernas in the nearby villages serve honest food for very little, and the beaches need no introduction by now. Guests tend to describe the area the same way: wild, beautiful, and far less visited than it deserves.

The summer rate starts on the last Saturday in June. The season opens and closes when we open and close the calendar, so the calendar is the thing to trust for your own dates. Outside it the house is not let, as we like to have a little time living in our own house ourselves.

We have been letting The Olive Farm to guests since 2008, and we would love to share our home with you, too.

Tell us when you want to come and stay, how many of you there are, and ask us anything (about the house, the area, how to get here). We will probably have the answer, and if not, we will try our very best to find it for you.

If you have not settled on dates yet, just tell us what you have in mind, and we will tell you which dates are still free.

If your plans change, you can cancel up to five days before you arrive and everything you have paid comes back. This is in line with our Airbnb listing: everything the same, except the price.

Questions guests ask

Is booking direct cheaper than Airbnb or VRBO?

Yes. The nightly rate here is lower than the same dates on our Airbnb and VRBO listings, and there is no guest service fee on top, which is what those platforms add. The calendar works the comparison out for your own dates, so you can see it for yourself before you send anything.

How do I book?

Send us your dates through the enquiry form, or email or message us directly. We will confirm availability and send you a quote and payment details. There is no booking fee, and no account to create.

What if we have to cancel?

We use Airbnb’s Moderate policy, and we keep to it exactly when you book direct, so booking here never leaves you with weaker terms than booking through them. More than five days before your arrival date, everything you have paid comes back in full. Inside those five days, we refund half the price of the nights you no longer stay. And if you have to cancel within 24 hours of booking, with your arrival more than a week away, you get all of it back. We take no service fee, so there is nothing of ours held back. Whatever the policy refunds, you receive all of it.

What are the check-in and check-out times?

Check-in after 3pm, and check-out before 10am. Someone is here to let you in, and arriving late is not a problem.

How far is the beach, and do we need a car?

The beach is three kilometres away. To be perfectly honest, you will need your own car to get the full benefit of exploring our area, and the Peloponnese in general.

When is the farmhouse available?

From spring to late October. The house is not let outside those dates, as we like to have a little time living in our own house ourselves.

Is The Olive Farm suitable for children?

We welcome families, and there is a travel cot, children’s toys and lots of games. Bear in mind that the grounds are terraced and there are changes of level, so small children need supervision outside. If you are lucky, you may see one of our free-range tortoises.

Can we bring a dog?

Yes, we are pet friendly. Please tell us when you enquire so that we can agree the details with you.

What is the minimum stay?

Three nights in spring, and five nights in peak season. Shorter stays are sometimes possible at the last minute, so it is always worth asking, especially if it fills in annoying gaps.
